Q. Who is mypropertycyprus.com?

A. We are a Cypriot owned company based in Protaras, specializing in luxury holiday villa rentals in Cyprus to holiday makers through the internet. All of our holiday villas together with our services are illustrated on our internet website. This site provides a cost effective way of allowing guests to book cyprus holiday villas directly and stay in quality villas at lower prices than if they were booking through a travel agent or tour operator.

 

 

Q. How is the deposit payment made?

A. Payment holiday villas can be made online via WorldPay payment system.

 

 

Q. What deposit payment is required?

A. When you book a holiday villa with us we will require a 20% holding deposit of the complete booking price.

 

 

Q. How and when is the full balance due?

A. The full balance of your holiday villa booking needs to be paid 10 weeks prior to arrival and must be paid in Euros. Payment can be made by

We reserve the right to levy up to a 5% handling charge depedant on the card used for each card payment made. You will not be allowed entry into the villa unless we receive full payment of your booking. Note: We used to allow payment on arrival however we have stopped this service as we have had problems with clients not arriving for their holiday thus leaving the property un-rentable at this late stage, To overcome this we not request full payment 10 weeks before your arrival.  

 

 

Q. Can I pay for the refundable security bond on arrival?

A. The full balance of your holiday has to be settled 10 weeks prior to your arrival. If your arrival is under 10 week, we will request immediate payment of the full balance of your holiday. It is the discretion of the management to allow bond payment on arrival, however the following terms and conditions will apply when this process is triggered.

The client has to come to our offices in Protaras during working hours (9am to 5 pm Monday to Friday, and 10am to 12pm on Saturday, excluding any local bank holidays) to pay the full refundable security bond. Access to the property will only be permitted if the refundable security bond is paid in full.

If for any reason the the client fails to arrive during (our stated) working hours to pay the refundable security bond the following terms will apply

a) Client will not be permitted into the property

b) it is the full responsibility of the client to inform My Property Cyprus of the delay in their arrival so that an alternative bond collection method can be organised.

c) If My Property Cyprus is informed before 5pm (on the day of arrival) an out of office bond collection service will be organisd. Our representative will meet you at the property to collect the security bond and we will charge an additional 50 euro for this service.

NOTE: IF YOU FAIL TO PAY THE SECURITY BOND ACCESS TO THE PROPERTY WILL NOT BE PERMITTED

 

 

Q. How and when is the refundable security bond refunded?

A. The refundable security bond is refunded back to you within a maximum of 30 days after your departure. We will not refund the bond to you on the day of departure (whatever the method used to pay on arrival) as our maintenance team has to fully inspect the property and providing us with a full inspection report.

If you have paid your refundable security bond in cash, you will need to provide us with your bank details so we can wire these funds electronically back into your account. You will need to complete the booking confirmation form to provide these details.

Note: Refund of the bond will take palce via the method it was paid (i.e. if by card then the bond will be refunded back to your card, if by BACS the funds will be refunded back to this account). This however does not apply to cash bond payments on arrival (if allowed), whereby the bond will be electronically transferred to group party leaders bank account. Please also note the we are not responsible for fluctuation in currency rates and any charges that may pertain at the bank source or destination.

Q. Are the rates per person or per property?

 A. Our rates are for the property.

 

 

Q. Are the prices quoted in Euros or Sterling?

A. All prices are quoted in Euros as this is the currency of Cyprus

 

 

Q. How easy is it to book online?

A. We have a clearly marked "Book online" tab with an easy process to follow which will guide you through the steps required.

 

 

Q. On which days do bookings usually commence?

A. We are flexible on changeover days subject to availability. We will ask you to vacate the property by 11am on day of departure and your property will not be available until 3pm on date of arrival.

 

 

Q. What is the required length of stay?

A. Normally a minimum 5 night stay is required however some owners may accept a shorter stay especially during the low season. If your stay is less then 5 days their may be a supplement to add to your final holiday hire total. Please enquire with us.

 

 

Q. What is your deposit and cancellation policy?

A. You have the right to cancel your booking within 7 days of receiving a confirmed booking. In this event we will refund the 20% deposit paid less any credit card surcharge levied by WorldPay for the transaction (this may amount to up to 5% depending on the credit card used)

More than 12 weeks prior to departure - deposit and insurance premium (if applicable).
84 - 43 days prior to departure 40% of the cost of your holiday or loss of deposit whichever is greater.
42 - 29 days prior to departure 50% of the cost of your holiday or loss of deposit whichever is greater.
28 - 22 days prior to departure 70% of the cost of your holiday.
21 - 15 days prior to departure 90% of the cost of your holiday.
14 - 0 days prior to departure 100% of the cost of your holiday.

 

 

Q. Is travel Insurance required?

A. Yes. It is strongly recommended that you arrange comprehensive travel insurance to include accommodation cancellation. If you require assistance in this respect please contact us here

 

 

Q. Are Visas Required?

A. No inoculations or vaccinations are compulsory for UK residents, but the DHSS does recommend precautions for travellers- see their leaflets SA40 and SA41 for details (obtainable form you local office) or ask your doctor. Should you be taking any form of medication, take adequate supplies with you, as well as items like contact lenses, in your hand luggage only. If you are travelling from a non-EU country please refer to your local health centre.

 

 

Q. Are towels and linen provided?

A. Bed linen and bathroom towels are provided at all of our properties. We advise you to bring your own towels for pool/beach use as these are not provided. Towels and linen are usually changed at the end of 7 days unless stated.

 

 

Q. What is the electricity voltage?

A. The voltage is the same as in the UK - 240 volts, with 3-pin plug sockets.

 

 

Q. How often will the property be cleaned?

A. Unless otherwise stated, all our properties are cleaned prior to arrival and then again after 7 days if your duration of stay is 10 days or more.

 

 

Q. What languages are spoken in Cyprus?

A. The official language in Cyprus is Greek, although English is widely spoken throughout the island.

 

 

Q. When do we see a My Property representative?

A. One of our representatives will call to see you on the next working morning after your arrival (not too early). He/she will answer any questions and give you a short presentation incorporating information regarding places of interest, advice on good eating places, local shops and some useful tips and guidelines to help you make this your best holiday ever.

 

 

Q. What is the best time to come to Cyprus and what is the weather like?

A. The weather in Cyprus is considered the best in the Mediterranean area. We enjoy an average 50 weeks per year of beautiful warm or hot weather. July and August are the months with the hottest temperatures. For more information about Cyprus's all year weather, click here

 

 

Q. How far in advance should we book?

A. The earlier you can book the better as you will stand a better chance of getting your chosen property.

 

 

Q. What happens if we break something in the property?

A. As soon as it occurs, we would like you to inform the office here so that we can examine the damage and get it fixed. The amount to be paid for fixing or replacing the damage will be subtracted from the security bond.

 

 

Q. What amount will be taken as a security bond?

A. We will ask for 500 Euros security bond per booking for our "Premier properties", 400 Euros for our "Select properties" and 300 Euros for our "Comfort properties".

 

 

Q. When will the security bond be refunded?

A. The security bond will be refunded within 30 days of vacating the property (after we have checked the property for any breakages or damages).

 

 

Q. What should I do if I want to buy a property in Cyprus?

A. Just let our representative know when they make their visit or contact our office.
